WBJ - 'Premium' multifamily development in the works north of Topgolf
Ritchie has been heavily invested in this land for at least a decade as it prepared for residential development. So much so that when Wichita Public Schools tried to expand their district into what is currently the Circle district, Ritchie argued that the value for them would decrease if they could no longer sell being in Circle. Circle also put on hold the building of Circle-Greenwich until that was all resolved, as Circle was aiming to better serve the western boundary of the district.
I also know that they've recently just expanded Greenwich, and as these developments continue to go in, they'll have to keep expanding the school. There's also been some speculation about the future of Circle, and should it ever split, that a new HS would possibly be built in SG, though I'm guessing Benton would fight to get it built there. But that's a ways off and will only happen if Circle pushes into 5A. It's currently in the top 10 of 4A based on enrollment and around 150 students from being 5A. If Benton ever gains traction on their expansion efforts and the development north of 96 continues, it will eventually happen.
Sorry, I got a little sidetracked there. But I am pretty sure Ritchie still owns quite a bit of land along Greenwich that they have future residential plans for.
Covering 25.6 acres, the PUD would permit up to 225 residential units "in the form of patio home clusters," according to MAPC documents.
More details will be coming soon, said Jeff Mullen, president and CEO of Ritchie Development, which would lead the project.
"We think it's a premium product," Mullen said.
The PUD, which recently received Citizen Advisory Board approval, as well, allows for a clubhouse, pool and dog park — but elements like the dog park, for example, are not yet certain.
The project still needs to go through the platting process and additional local government approvals. As part of the process, Mullen and Gateway Center, LLC (the property owner) plan to request annexation into the city of Wichita for the land currently in unincorporated Sedgwick County.
