Who Replaces Gene?

    You can't be serious. If you're a victim for consumerism (I'm actually not), the list of dining and retail that exists east but not west is massive. What does the west side have that the east doesn't in this context? I can count on one hand the number of things that come to mind personally. If we flip it around to east versus west, the list is not even worth tallying up it's so long.

    If we talk residential development, and you like older established neighborhoods, then the west side has absolutely nothing to counter College Hill, Colonial Heights, Sleepy Hollow, etc. Notice you don't have to be rich to live in those neighborhoods?

    Here, I'll give you an example of why the west side makes me roll my eyes. Here are 2 homes that sold for roughly $155K last year (not lying).





    The first is a College Hill home. This isn't a nice home on the edge of CH surrounded by run down properties; It's smack dab in the core of CH, one street over from Crestway and the turn-of-the-century mansions. This home is totally modern, with new kitchen and baths, central HVAC, plaster replaced by modern drywall, etc. It isn't a functionally obsolescent house that just looks pretty. Has almost 2,500 SF of above-grade living space and 4BR/1.5BA. Sits on multiple lots with 10,000 SF total, and a 2 car garage. This home was originally built by someone of position in Wichita back in the day, as were most homes in it's immediate neighborhood.

    The second house is a Klausmeyer special, and probably doesn't have a single piece of full thickness hardwood in it's entirety. It's located in the 29th & 119th area. Builder's grade home to the core. This home was originally built by someone with extremely little buying power (with respect to new construction), and the entire development was based upon attracting that demographic. This particular place was built in 2001 for $88K. From an above-grade perspective, it has only roughly 40% of the SF as compared to the CH home above. If you include the finished basement it still comes up 500 SF short by comparison.

    It's situations like this that make me shake my head at the west side boom/sprawl, and give me a belly laugh at the mental shortcomings one must have to choose that glorified mobile home over the College Hill postcard property. Homes built for $88K a decade ago by the Wichita metro area's most prolific low-end builder basically don't exist on the east side. If you have $150K to spend on the east side, you buy a perfectly acceptable, well-maintained, older home. Older neighborhoods on the east side maintain a decent level of overall care, because not everyone is infatuated with having a new home. Older neighborhoods on the west side go downhill at a much quicker clip (go drive around some parts of Westlink), because everyone loves to buy new and contribute to sprawl and urban decay.

      • I'm not sure Butler's time as head coach at McNeese State was as bad as many have suggested.

        First of all we talking about McNeese State. I can't imagine the resources and support available to the baseball program are anywhere close to what he will have at WSU. Still he was just 90-83 (0.520) in 3 years as the head man so I can see where that might cause some angst. The question is what are reasonable expectations at McNeese State.

        His best wins at McNees State were:

        2001 @Texas 11-4
        2001 Michigan 7-1

        2002 @Arkansas 14-9
        2002 @Arkansas 4-1

        2003 @So. Miss 4-2
        2003 South Alabama 8-3
        2003 @Ole Miss 9-8
        2003 @ Ole Miss 4-3
        2003 vs Wichita State 4-3
        2003 vs Ohio State 5-3
        2003 vs Louisiana-Lafayette 4-3
        2003 Louisiana-Lafayette 8-7

        I'm not sure how much there really is to go on there.

        Still my preference would be to give Kevin Hooper a shot even though Todd Butler's resume is probably much stronger. Perhaps that's just an emotional preference on my part.

            • I believe Koch is on the outskirts because "urban redevelopment" in the late 1960s used eminent domain to take their building near the downtown area, or there may very well be a Devon type HQ in downtown Wichita for Koch. Has anyone seen that monstrosity in OKC?

                  Towards the end of Sports Daily this morning Bob Lutz said that he does not believe ADES has reached out to Kevin Hooper in any way shape or form to this point. That is a little disappointing if true. However, I am not sure how long ADES has been in Orlando. Kevin has also been on the road since the middle of last week. Perhaps, if that is the case, that will change when ADES returns from Orlando.
                  Maybe no one saw this post since it was at the bottom of the page.. But please talk about the other crap, that doesn't pertain to who is replacing Gene, in its own thread.

                        No, I'm not a professional novelist but I always think it's funny when people slam on other people for grammar/usage while making a grammar/usage/spelling error in the same sentence. I call that hilarity.

                        Your point was spot on. I totally applaud you for that. I only called you out because of a.) read the above sentence and b.) you're drinking too much westside haterade.

                          I thought I made it quite clear that I wasn't arguing demographics/income levels/housing options in my previous post. This entire post was a huge collective waste of time and energy and could have been better spent drooling over another random, compact property in the middle of College Hill.
