Sounds like a much needed upgrade to the space to attract exhibits that will draw even more people. They reference the Van Gogh exhibit that has been a huge hit all over the country, and one I would absolutely go to, that needs more space, tech and electrical supply.
Assuming you mean the Beyond Van Gogh exhibit. If so, that was amazing!!! Caught it at the Del Mar Fairgrounds here in SD.

Pretty sure that's the one they were talking about. It's definitely the one I was talking about.

First off, Van Gogh is my favorite painter and has been since I was in HS and first started casually paying attention to such things. I'm by no means an art snob or anything like that. But from what little video I've seen of the exhibit in the past, it just looks amazing. I also have two Van Gogh prints hanging in my home.

Also looks like Tulsa will be my best bet to see it in the semi-near future. It's on the list, but no dates. I'm going to have to try and remember to keep checking in on this exhibit. Or I suppose I could look into going up to Council Bluffs over the summer. Iowa isn't really a place I think about going much, if ever.

I try to keep things mostly positive in this thread, but Siemens Gamesa has announced that they're closing down their Hutch plant. Looks like this effects 92 workers.

For sure. Especially considering they're both pushing 70. Ronnie is trying a little too hard to look a younger than he is. Kix looks like he always has.

Saw them back in the early 90's with my parents at the Kansas Coliseum. They were the opening act for George Strait. I was in junior high at the time.

That’s being kind about Ronnie. He looks like he found out the hard way that he is allergic to Botox.

WBJ - Spaghetti Works District builds momentum with iHeartMedia as newest tenant

As a tenant, iHeartMedia, whose Wichita stations include Channel 96.3, 102.1 The Bull, B98 (97.9) and ALT 107.3, also has access to the rooftop of its new building, located at 645 E. Douglas Ave. There, the team will host intimate events with music artists for contest winners and VIPs.

Tabor added that iHeartMedia, which is the top podcast publisher in the nation and has a presence across the country through its stations and digital service, plans to be involved with public and community events at the park, including those led by nonprofits.

“There’s a lot going on, there’s a lot of energy and there are fun things to do," she said of the area overall. "It’s a fun environment down here.”
Sounds like there's a lot of interest in office space downtown locally, regionally and nationally.

I'm not sure if there's much available on the other side of IBA, but would love to see a few more options for restaurants/bars outside of the old town area and creep closer to the arena. It's not a horrible walk, but spreading out some might be nice. It makes sense in my head, but that doesn't mean it makes sense for the space available. I'd have to do a deeper look into that area. Though it would help if IBA had more events than it currently seems to have scheduled. It appears that they have nine events remaining over the next four months and only one is a multiple day event (National Theatre on Ice Competition). Looks like two more June events, one in July, two in August with four in September. I know the Thunder carry the bulk of the winter for them.

Same goes for the Riverfront area, but it sounds like that was only slowed by the pandemic and development over there should pick up over the next couple of years with hotel, office, dining and shopping options.

                                WBJ - 82% Occupied | 15-Year VASA & Ollie's Anchored Retail Center | $1.5M NOI

I always thought Brittany Center had potential being so close to campus, but they drove away some tenants years ago with price increases and have mostly been filled with businesses that aren't major attractions. I know City Bites was there for years until rent increases became too much. Now it's mostly discount stores and a fitness center that people are pulling away from since the recent acquisition by the Steven family. I do think Headshots is doing well, and I've heard it's a fun little place but I've yet to go.

Anyway, Brittany Center is for sell and there will be an online auction that takes place June 27-29 with a starting price of $1.5M.

I'd love to see someone be able to come in and maybe attract a few other retailers/restaurants that could help draw people in. I have nothing against the Dollar Tree/General/Store/Whatever or Ollie's, but while they serve a purpose, they don't really drive traffic. I'm also not sure if the 82% occupied is a positive selling point or not right now. I've just always thought there was more potential with this spot. I know Rock is just up the road and has a lot going on, and that may be why the center struggles like it does, but I still think it can carve out a nice place with the right vision. It'll be interesting to see what comes of this and if any changes are made once there is new ownership.

                                Offering Details

Brookwood Capital Advisors and RI Marketplace are pleased to present the Brittany Center (the "Property"), a 206,168 SF retail shopping center located in an upmarket retail hub of Wichita, Kansas. The Property is currently 82% occupied with 60% of income being generated by national tenants, collectively yielding the Property $1,453,416.17 in net operating income (NOI). The long-term leases associated with the current tenancy offers stabilization to its financial conditions while bringing a national presence including brand new leases from VASA Fitness (2034) and Ollie's Bargain Outlet (2029). Furthermore, additional upside can be captured through multiple parcel divisions and resale strategies that could generate the Property an estimated $22.5 million in proceeds. The current ownership team has deployed $7.5 million in capital improvement projects to maximize the Property's physical conditions which includes new pylon signs, partial roof replacements, exterior facade uplifts, parking lot sealcoat, and build-outs for VASA Fitness & Ollie's Bargain Outlet. Therefore, this Property offers an accredited investor a flexible investment approach with multiple value-add components and limited risk factors.
