You have expenditure budgeting, varying risk capital outlay, there's opportunity costs, scarcity, lending, rents, negotiating prices for mortgaged properties or auctioning... a cornucopia of free market theories at your fingertips.

Partially true (actually I would say, based on the context of your post, not true), do your research. Hotels can sell their properties to 3rd parties and lease them back. Even though the lease can be capitalized and depreciated (if it meets IRS requirements), it is technically rent:

These types of deals are nothing new. Earlier this month, Deka Immobilien, the real estate arm of Germany's DekaBank Group, signed a deal to buy the 257-guestroom room Hyatt Centric The Loop Chicago hotel for $110 million. The property's developer, an affiliate of Murphy Development Group, will pay rent to Deka and continue to operate the hotel. The Murphy affiliate has a long-term franchise agreement with Hyatt.

I don't think anyone realizes how deep, how wealthy, how powerful, how corrupt and how evil the
