    WBJ - How a downtown demolition ties into Lange's larger vision within biomedical corridor

    A developer's plans for one part of its growing downtown property portfolio south of Ascension Via Christi St. Francis hospital have cleared a key hurdle.

    On Tuesday, the Wichita City Council approved Equisset LLC's request for it to override the Wichita Historic Preservation Board's denial of a demolition permit for the two-story property the Lange subsidiary owns at 632 N. Topeka Ave.

    Equisset purchased the vacant apartment building in late 2023 as part of a string of property acquisitions by Lange-owned entities in the northern portion of an envisioned biomedical corridor spurred by the under-construction, $300-million Wichita Biomedical Campus. Those moves have included Equisset working with developers Philip Bundy and Casey Bachrodt in 2024 to acquire a series of parcels from Ascension located just south of St. Francis hospital, north of Pine Street and between St. Francis Avenue and Santa Fe Avenue.

    At Tuesday's meeting, Equisset general manager Stratton Lange said no concrete plans are in place for the to-be-demolished property, but that new housing — something local leaders have repeatedly emphasized as a need downtown — was one possibility.
    Lange has a lot of property down around St. Francis and believes there's a lot of potential for housing, restaurant, and retail down there much like there is at Central and Hillside around Wesley.

    Apparently the buildings to be demoed aren't on the historical register but the area is? But the cost to fix the problems with the current buildings far exceed the appraised value of them, which I think was a little over $20K.

    The bio-med area as a whole is going to see a lot of improvements and upgrades and honestly I think this is probably a good plan forward. I'm not sure if people have any issues with Lange, but they've been doing a lot of fairly aggressive and positive things in recent years all over the metro area and I think we're going to be better for it. There's definitely a need for housing down there. More office space is going to be needed at some point as the Bio-Med corridor grows and more businesses and research and such flock to the area. The growth of all of that, as well as the thousands of students who are going to go to school and many live down there, there's going to be demand for more shopping, dining, and entertainment options in the area.

    Letting old building just rot away because they're old isn't the answer. I'm all for salvaging what can be salvaged in old structures, and there's a lot of that going on with a number of properties down there. But an old, falling apart death trap that's relatively small to begin with isn't worth saving if you ask me.

    I'll be curious to see what comes to this property, and the area as a whole over the next couple of years.

    • WBJ - Goodwill Industries to open workforce development center in closed DAV store

      Goodwill Industries of Kansas is building a workforce center in one of the former Disabled American Veterans thrift stores it acquired in 2023.

      President and CEO Laura Ritterbush said the nonprofit will build an opportunity center — a location that offers workforce development services and resources to communities in the area — at the former DAV facility near the northeast corner of 47th Street South and Seneca in southwest Wichita.

      "These are centers that we will continue to expand upon in our territory as an option for people to come and receive resources," Ritterbush said. "They're really intended to be places where individuals can take meaningful steps toward economic independence."

      According to a building permit issued in November, Wichita builder Jaco General Contractor will remodel the 13,000 square-foot space at 4720 S. Seneca St. with offices, a conference room, a production floor and storage space. The building permit has a valuation of $1.1 million.
      Sounds like this will provide a place where people can get help with job searches, resumes, and interview prep. I believe they may help offer some sort of temp or contract work as well and are focused on manufacturing opportunities.

      This is on top of another similar center to be located on north Woodlawn near 27th and Arkansas that's in partnership with COW, Empower, and WSU Tech. That location will also provide help with GED and ESL.

        • WBJ - Contractor to break ground on state psychiatric hospital this month after $86.9M accepted bid

          A planned state psychiatric hospital in southwest Wichita is set to begin construction this month.

          In December, Sedgwick County commissioners unanimously approved a $86.9 million bid from Wichita's Key Construction to become the general contractor for the $111.5 million, 104-bed psychiatric hospital planned near MacArthur Road and Meridian Avenue.

          "We all know that mental health is a big issue right now and there are not enough facilities to go around to serve the people in need," Scott Casebolt, president of Key Construction's Wichita division, said. "We felt like this was a project that was needed in the community and something that we wanted to support."

          The project's design phase, led by Pulse Design Group of Kansas City, Mo., and Wichita-based Tessere's involvement, was completed in October. It will sit on 11.7 acres of land in the OneRise Health Campus, a vision of prominent Wichita real estate veteran Jeff Lange and his family aimed to combine mental health, addiction and homeless services.​

          • WBJ - Planning commission approves amended Crown Uptown occupancy request

            The Metropolitan Area Planning Commission voted 9-4 Thursday to approve an amended version of the Crown Uptown Theater owner's application to increase its maximum occupancy to a number that will be determined by the Wichita Fire Department.

            The vote sends the occupancy request back to the Wichita City Council at an undetermined date.

            Planning Commission members — who initially approved the occupancy increase in October — focused on resolving concerns that were raised in a Dec. 3 Council meeting about the impact of increasing Crown Uptown's maximum occupancy from 850 to 2,066 people. The Council sent the request back to the MAPC for another look over concerns around a discrepancy between the requested occupancy change and the Fire Department's occupancy limit, an unknown impact on the unfinished College Hill Neighborhood Plan, and the owner's lack of written parking agreements.

            The College Hill Neighborhood Plan, which began in fall 2023, includes improving the neighborhood's transit services, encouraging shared-use parking agreements, reviewing off-street parking policies and introducing bike lanes — among other strategies — to create a pedestrian-oriented environment.
            The initial request for 2066 was based on a review of the building and zoning codes by Tessere.

            The owner provided written parking agreements for 53 parking spaces.

            I understand that there could be some concerns about things, but I don't understand how people say it isn't good for the area when it could drive more economic activity to other businesses in the area. Though this is an area that has a history of fighting just about any change

            • Dam Jam is moving south.

              KAKE - Dam Jam announces new location and dates for 2025

              The Dam Jam Music Festival will be held in Winfield this summer with upgraded facilities, more activities and camping options.

              The annual festival will take place at the Winfield Fairgrounds on July 18 and 19. Performers have not yet been announced.

              Organizers said the move begins a three-year partnership with the City of Winfield and that the fairgrounds offer extensive camping, open-air grandstands with shaded seating and access to water for kayaking and swimming.

              “We’re thrilled to call Winfield our new home,” said CJ Wilson, president of A Production Company LLC. “The combination of great amenities, beautiful campgrounds, and a music-loving community ensures this year’s Dam Jam will be the best one yet. This move also allows us to grow the festival, bringing in more bands, more fans, and more opportunities to experience the magic of live music.”

              • Eagle - Heritage Development in Andover lands a taproom that's already familiar to Wichitans

                The latest business that’s going to be opening at Andover’s Heritage Square is one that’s already well known in Wichita.

                It’s Social Tap Drinkery, the taproom and restaurant that opened on Wichita State University’s campus in 2021 and added a smaller site at the Village at Greenwich at 21st and Greenwich in late 2023.

                “We’ve had a tremendous calling to come out to Andover from the people who live there,” said operating partner Justin Neel. “I’ve been eyeballing the SkyLofts for quite some time.”

                The SkyLofts at The Heritage are the apartments at the 110-acre Heritage development.

                They sit above commercial spaces in three buildings — though they look like one — that are starting to fill up with tenants.

                Social Tap will anchor the south end of the three buildings and will face Kellogg.
                Social Tap will have Sungrano Pizza and Wheatly's burgers as one would probably expect. Sungrano will have a brick oven, which the location at Greenwich doesn't have. It should be open by the end of the summer.

                They also mentioned that they may eventually put one in Derby.

                • Big event hitting Wichita next week. Should be a nice economic boost to the area.

                  KAKE - Wichita hosts SkateFest ahead of U.S. Figure Skating Championships

                  Excitement is building in Wichita as the U.S. Figure Skating Championships approach.

                  To kick things off, Visit Wichita partnered with U.S. Figure Skating and Big Brothers Big Sisters to host SkateFest, a free event aimed at teaching kids to ice skate.

                  Participants had the chance to learn from Olympic bronze medalist and Springfield, Missouri native Gracie Gold.

                  “Interacting with the kids here is awesome,” Gold said. “The first time I skated, I just put on rental skates and looked like so many of these kids today.”

                  Gold emphasized her Midwest roots, sharing how special it is to inspire young skaters in the region.

                  SkateFest is part of the lead-up to the U.S. Figure Skating Championships, scheduled for Jan. 20-26 at Intrust Bank Arena. The event will feature elite athletes who could represent Team USA at the 2026 Winter Olympics in Milan, Italy.

                    Is the Hillside Christian Church still standing at English and Hillside ? That place had quite a bit of available parking or is it already factored into their parking plans.

                    Curious as to the capacity when it was a movie theater, Hard to believe they can exceed that number with the new requested capacity unless it’s all standing room only.

                    • WBJ - Building permit issued for Webb Road Class A office project

                      A planned Class A office property at a highly-visible east Wichita location has progressed in the permitting process.

                      According to city-county records, a new commercial building permit was issued Thursday for Zero Point Development LLC's 7,700 square-foot building project, which broke ground last fall on the northwest corner of Central and Webb Road. The nearly $1.1 million permit lists 503 N. Webb Road as the address.

                      Jaco General Contractor is leading the construction effort. SPT Architecture is the architect.

                      Zero Point previously said it was targeting March to have the building shell and common areas wrapped, with interior spaces available to be built-to-suit for a single tenant or multiple tenants.

                      Barclay Prime Investments LLC is teaming with Zero Point on the effort. It's the first joint project for the recently created entities, both led by Bryon McNeil, an ER doctor who has previous development experience.
                      It is a pretty high traffic area. It will be interesting to see what they end of filling it with.

                        That may be the 53 parking spots they had a written agreement for. Article didn't specify who the agreement was with, but I believe it mentioned English.

                        The owner had previously mentioned I believe three verbal agreements, so I'm wondering if those verbals have withdrawn due to community pressure or if maybe they weren't as solid as indicated previously. Or maybe they were made up, I have no idea.

                        • WBJ - Wichita breaks into top 50 best-performing cities list from Milken Institute

                          Wichita has cracked the top 50 best-performing cities on the Milken Institute's latest annual index that measures the economic vitality of 403 U.S. cities.

                          Continuing to climb out of a steep decline in recent years, Wichita landed 43rd on the ranking, which is 45 spots higher than last year and 111 spots higher than the year before.

                          The Milken Institute, a California-based economic research nonprofit, takes into consideration a range of factors to build its index, including jobs, wages, high-tech growth, housing affordability and household broadband access.

                          Wichita city manager Robert Layton said it's the initiatives of the private sector that are "truly growing the economy" and boosting Wichita's position on the index.

                          "I think it's a great report card for how the community is doing in terms of its economic health," he said. "... That says a lot about the health of our economy, the efforts of the private sector, the (Greater Wichita) Partnership, you know, our city and county governments, everyone that really contributes to making our regional economy strong."

                          Apparently this ranking is made up of cities with a population greater than 275K.

                          The top three cities are Raleigh, NC, Ogden, UT, and Salt Lake City, UT.

                          For some regional reference, OKC is 58th, Little Rock is 77th, Saint Louis in 81st, Tulsa is 86th, KC is 92nd, Des Moines is 96th, Omaha is 97th, Memphis is 196th

                          One thing that has given ICT a boost is their rank of 18th in high-tech concentration. The GDP in that area for ICT has grown by nearly 12% in the last five years.

                          One could think in a few years we may also get a boost from the Bio-Med corridor currently under development.

                          In the last five years ICT has seen job growth of 4%. Wage growth is up nearly 30%.

                            WBJ - Eisenhower National Airport lands additional Delta flights to 2 popular hub cities

                            Delta Air Lines is expanding flight options to two familiar destinations for travelers at Wichita's Eisenhower National Airport.

                            The Wichita Airport Authority announced Monday that the airline will add flights this summer to Minneapolis and Atlanta. Both flights will utilize a 76-seat, Bombardier CRJ-900.

                            Beginning June 8, Delta will launch a second daily nonstop flight — departing the Air Capital at 5 p.m. — to Minneapolis-Saint Paul International Airport, one of the airline's U.S. hubs. Currently, there's just a single Delta (NYSE: DAL) route from Wichita to the airport, with that flight leaving at 7:20 a.m.

                            The addition also means that travelers have two daily options to return to Wichita from Minneapolis: a 2:20 p.m. or 6:10 p.m. flight.

                            Valerie Wise, Wichita Airport Authority's air service and marketing manager, said the move opens up opportunities for business travel day-trips between the two locations. Wise highlighted how Cargill and Koch Inc. have a significant presence in both Wichita and Minnesota.
                            The ATL addition will apparently be seasonal and run from July 7 through November 5. Sounds like the flights to and from ATL have been pretty full and the additional flight is much needed.

                            Also of note, Ike reports that through November they've had 1.65M passengers. Up 5% from '23.

                              WBJ - Zone change could bring mixed-use 'marketplace' to site of old Dillon's in northeast Wichita

                              A zoning change approved by the Wichita City Council on Tuesday looks to bring new life to a series of properties at the southeast corner of Central and Oliver in northeast Wichita, including the long-closed Dillon's grocery store building.

                              City Council members voted unanimously a request from Exchange Holdings LLC for 4.5 acres at the street corner to create a planned unit development called Oliver Square. The site includes the former Dillons at 4801 E. Central Ave. that closed in 2008, the old Albero Cafe restaurant that closed in 2023, a structure at 434 N. Oliver, as well as vacant land to the south and on the east side of Bleckley Drive.

                              The holding company, registered to local real estate broker Christian Ablah, according to state business records, is planning to redevelop several parcels of undeveloped land and vacant buildings into a mixed-use commercial "marketplace," the zoning documents show.
                              As always, it will be interesting to see how this plays out. Sounds like the Dillon's building will be demolished to make way for more options. I like the vision, even if it's a bit vague right now, but we'll see if the execution is there.

                                KAKE - MONOPOLY: Wichita Edition coming to stores this year

                                One of the world's most popular board games is set to immortalize Wichita landmarks in a new game board this year.

                                'MONOPOLY: Wichita Edition' is set to debut in fall 2025. Top Trumps USA is seeking well-established Wichita-area businesses and nonprofits to be part of this historic way to honor communities across the city.

                                MONOPOLY: Wichita Edition, under license from Hasbro, will replace the board game’s famous Atlantic City squares, from Boardwalk to Park Place, with Wichita businesses, nonprofits and landmarks. The company said the Wichita board will also include a customized Community Chest, Chance playing cards and MONOPOLY money.
                                I'd get this just for the novelty of it all.

                                What from Wichita should be included in the game? I'm not sure how many spots are available to be filled off the top of my head.
